I've been looking at this property for a month or so, we decided to put a offer in, and its been accepted. just got the Lawyers and environmental to check out what I can and can not do with the place. I checked out the pond on it and I think there is real potential in developing a great place to train. Wish me luck guys. Its been approved for a building lot also. Might be a country boy again, if I decide to sell my house and move out there!

You guys are great, and I can feel the honest hope that I get this place coming from each and every post you guys make. God bless you all for your kind hearts. I owe you a reason why I want this place besides the Pond and gorgeous creek that runs beside it.
1/4 mile from this place, Dave Roy from ST Lawrence Out fitters, has a pond that he uses for duck and goose hunting and charges a very honest fee to hunt. I asked him for a place to train my dogs in water. He told me to go to this pond just down from the land I want to buy. He said if it was ok for training he would bush hog the land and flood the pond for me. He keep his word. the place has been cut and pond filled, all he asked was some gas money for cutting it. WHAT A GREAT MAN DAVE IS!!!! I don't think he knows what the word selfish means. My hat goes off for this guy and his crew! here is a video of what goes on just 1/4 mile from where I want to buy!

and here is another video of Dave just testing his coys, not once did he call, he let the coys do the work!!! to Damn COOL!!!!

Eric, I plan on planting two acres of corn just between the pond and the creek next year, but this fall after its been bush hogged, a few piles of corn wont hurt,,,lol,,,

Tim, Ill get you some better pics of the pond, but trust me that pond is going to turn into five ponds all pumped from the creek when I'm done! ,,,:nice work:

Frank, your damn right you will be there, or ill sick the CHD mafia after you!

I have to take Kaliska to Henry's Saterday for her JR title, no lead and yes I will use the gun,,,lol,, But Sunday I will be on the creek with some top water baits to see just how big the bass are there, Ill get some pics!!!

Bank gave me good news this morning, funds are ready so now its off to the Lawyers. Im so excited I could scream. Im hoping to bush hog the place this week if the owners will let me, the closing date is Aug 31 but I think I will move it up. I want it ready for openning day,,,,:amen: :dribble: :bf_new: :bf_new: :bf_new: :bf_new: :bf_new:

Looks like OVHRC will be my last test this year, with all the work I have to do making ponds and building. but next year will be great!

Good luck with your property. There is a ton of work to maintaining grounds and ponds but it pays off in the long run. The only problemis we never seemed to satisfied there is always one more project to do to make it better for the dogs. Enjoy your new life Tom.

Went out to the property today to let the 5 dogs knock down some of the weeds in the pond and get a idea how deep it was. There was only a couple places they had to swim, but boy did they have fun!!! The one picture shows a steel dike that use to let the water in and out, the last owner cement it in, so my first job will be to break it open again so I can flood the pond. Right now its about 100Yrds deep and 60yrds wide. Cant wait to bush hog around it! Tell me these pups dont look happy, its almost like they know it belongs to them!
